Tenant Application Process
1. Pre-Screening (tomcatproperties.com/step1)
Applicant completes a quick pre-screening form so we could confirm basic qualifications.
2. Property Showing + Step 2 Application (tomcatproperties.com/step2)
After viewing the home, each interested household completes this detailed screening form.
3. Review of All Applicants
Once everyone who is interested has viewed the property and submitted Step 2, we review each household to determine the best fit for the home.
4. Full Application (Step 3, by invitation only)
If selected, we will contact you directly.
If you wish to continue, we will send a secure Apartments.com application link.
- Each adult (18+) must complete their own Apartments.com application
- Apartments.com charges a fee per adult to process the credit and background reports.
5. Background and Credit Review
Once completed, Apartments.com sends the results to us.
If everything checks out, we will confirm your approval.
6. Final Step: Lease Signing and Move-In Preparation
If approved, we will schedule a time to:
- Review house rules
- Watch our New Tenant Orientation video
- Complete a walk-through and move-in checklist
- Sign the lease
- Collect the first month’s rent and security deposit (in cash)
